I could get a new appraisal, take cash out to eliminate credit card debt, get a lower rate (not a whole lot, we streamlined last spring) BUT... It's a very nice house, but the backyard being a golf course basically makes it a non-starter and useless to me.

Couldn't you just let the grass grow over time and mow it all down at the same height? Or is it actual different grass per green/rough?

When I was in 4th grade I mowed our yard into a golf course. I took an empty can of corn and buried it upright to use as the hole.
