This stuff is a serious issue. I've known three people whose housing plans went under in the past month because their loan people and the builders couldn't agree on a price for materials.

Our house was finished almost 2.5 years ago at this point. New development going in up the road and a house of similar size is “starting at” $10K more than our final price after add-ons and upgrades. I shudder at the thought.

One of our neighbors is a project manager for Heartland and told me on average their expenses are up 30% from two years ago. Part of that is lumber, but as such a large bulk buyer they still get significantly better prices than the general public or independent contractors. Similar story for other building materials. Biggest increase for them is time. Wait on materials, wait in finishes can wait on appliances, etc etc. Things have gotten better than they were last summer where they’d be waiting three months for a bathtub, but on average their construction time has increased by two months, meaning they’re now floating a construction loan for half a year.

What was "Starting at $275" when we built 4 years ago are now at $350 for ~2,00 sqft homes (unfinished basement).

I’ll stop talking to myself in a sec, but more galaxy brain from the state of Tennessee.

The intersection of Republican voter + wouldnt greatly benefit from subsidized child care has to be like <5% of the party at this point.
