I don't think anyone can predict that.

Has anyone here ever listed and sold their own home? We're thinking this might be a good way to save that 5-6% and put it towards the more expensive homes in neighborhoods we'll be looking at this spring.

I feel like that is not worth the potential savings. A good agent is worth their weight in gold both buying and selling IMO.

I have done it. FSBO is great. Particularly in a hot market.

I did it a month ago. Between Facebook and sign out front, I got about a dozen calls/messages and sold it within 2 weeks.

Yeah, it seems to be a good thing right now with the market being ridiculous. We don't have do anything until the spring, so I'm going to keep an eye on the market.

I listed and sold a house myself. It was a cash sale, but I still think I'd do it myself again.

I feel like a realtor adds a lot less value for a seller than they would for a buyer. As a buyer I wouldn’t do it, but as a seller, its worth thinking about.

I don't think anyone can predict that.
I would wager it's going to be more of the same, rather than better for the buyer. That's about all I got.

First set was cancelled due to weather.
Second set is now cancelled because the crane that was to be used broke down earlier this week.

Turning into a bad sitcom at this point.

Doing a modular. The pieces of the house have been here for going on 2 weeks now and two delays in using a crane to set the house on the foundation.

We had friends who did a modular the same time we started building also. They were like "we need to do a modular so we're not homeless for longer than like 60 days" (they burned their singlewide trailer before putting in the modular). Started digging out foundations like a week apart and we moved in over a month before them lol.

@robbiestoupe: https://www.cnn.com/2021/12/05/business ... index.html
Better.com CEO Vishal Garg announced the mortgage company is laying off about 9% of its workforce on a Zoom webinar Wednesday abruptly informing the more than 900 employees on the call they were being terminated just before the holidays.
"If you're on this call, you are part of the unlucky group that is being laid off," Garg said on the call, a recording of which was viewed by CNN Business. "Your employment here is terminated effective immediately."
Yikes.

Sucks for those employees to be let go near the holidays. Although it appears he knew something about them not working a full shift.

I particularly liked this bit at the end:
Garg has been involved in controversy before, as evidenced by an email he sent to staff that was obtained by Forbes.

"You are TOO DAMN SLOW. You are a bunch of DUMB DOLPHINS... SO STOP IT. STOP IT. STOP IT RIGHT NOW. YOU ARE EMBARRASSING ME," he wrote.
The Daily Beast reported in August that one of Garg's most "loyal lieutenants" received massive perks, such as millions of dollars worth of stock options that could be vested immediately, not comparable to other employees. That person was later placed on administrative leave for bullying.

A few red flags I'd say
Known to locals as "The Glass House,"
Pick one of the 5 natural gas fireplaces
Cooling: None
With a little TLC, the possibilities are NOT far fetched
Property sold As-Is
