My sister put her townhouse up for sale a week ago, and somehow has three full price offers, and one offer $10k above asking. It’s a nice little townhouse, but I’m shocked at this unicorn. Her appraiser is actually doing the entire appraisal without entering the house. At first I thought that was a bad idea, then I remembered that most appraisals are horseshit, anyway.

We were going to buy a house about a half mile down the road from where we ended up building. I posted about it (I think over on LGP) and how we had a low appraisal and the seller wouldn't come down, so we lost the sale.
Anyway, today I went past and it looks like whoever owned the lot right next door dropped a single wide trailer like 15 feet from the property line and about 30 from the house. So, that was a blessing in disguise.

The house I bought, the appraiser just said one down the street sold for $X a year ago so that's what mines worth. I’m not even sure who sent for this appraiser, because that generally happens after an offer is accepted, and her realtor told everyone to submit their best offers early next week. Maybe things will be a little more open when that time comes? They did a lot of work on the interior, so she was worried that the appraiser would miss out on some details and lowball the house.

So, without me even prompting my paving guy said to do lay the rougher base layer and then wait the two years, let the construction happen, then he'll come back and put the top layer on. It won't be as pretty the first two years but it will save us the repair work.The only reason I say that is because the entire reason I had to repave my driveway is because the construction company continued to drive/park heavy trucks on it after pouring, and it wound up being wavy. That's much more of a pain in the ass than simply resealing.

I'm glad the selling part of our old house is done. We got lucky with the timing and all the covid stuff.We're not even listed yet. *sigh*
If our new closing stays the same we will have lived at my in-laws for two months exactly when we close on the new place.

It's our fault. We could've been more productive with the heavy lockdown time and actually did our paint projects then instead of now. I figure in about two weeks we'll have it straightened out enough to get pictures and listed. We've already started moving lesser used furniture to Latrobe so some of the room are already vacant and others are minimized. We can't move until after the wife does her month or so of radiation treatment anyway so it's not a big hurry.

Appraisal came back good, basically right at what was negotiated (I think the appraisal was like 200$ over probably to round off the number).
Got conditional loan improvement from the underwriters today. Had to supply one other bank statement, and I had to prove that I paid off a debt from like 7 years ago which I knew was going to come up and I took care of last year and have proof its handled. Those were the only two items we had to satisfy...other than them rechecking credit/employment right before closing again. Now it's just a waiting game for a few weeks I guess.

The inspector that the buyer's of my sister's house used was apparently completely incompetent. He listed issues with the electrical panel which were 100% incorrect, and then told the buyers that the heat pump and HVAC system was replaced in 2009; both were replaced in 2017, and are still under warranty. The inspector was looking at the manufactured date of both of them. Because of this, the buyers dropped out. Amazing. I just can't believe how an inspector can be that incompetent, and furthermore, unwilling to address the items when my BIL brought them up. They have all of the documentation for the work that was done, but they didn't want to hear any of it.

I get that, but I don't understand the inspector being that incompetent. I mean, confusing the manufacturing date of a piece of equipment with the installation date? I told her to make note of his name/company and not use them when she buys a new house.

We found someone to take over the last two months of our lease. Dropped the keys off to them today. Officially out of the old place and into the new place. Not a penny of overlap between the two. Everything has worked out splendidly.

Sounds like closing may get moved up a week to June 11th now. Would actually work out for us as we could slowly move a few small things in the first weekend, get furniture delivered, and then fully move the following weekend.

Got the closing disclosures today, and the clear to close for next Thursday the 11th. Just have to set up final walk through, get the cashiers check to take to closing for the funds, and get an actual time scheduled for Thursday and it will all be finally done.
