Yep. It's pretty much redone from top to bottom though. We still have a home inspection obviously and I'm hoping by that time we can actually go in. We did drive by the location.

It's still a big leap of faith though no doubt.

45 days until I'm out of my in laws basement lol. The zoom meeting actually wasn't bad. Early birthday present since my birthday is tomorrow.

The seller walked us through the property. Our agent and her agent were in the meeting along with my wife and I. Both my agent and we got to ask any questions we wanted at the end. They seemed like good people. I think they answered honestly.

All the major components (roof, windows, furnace, ac etc) are less than 10 years old. New electrical box. The cosmetic stuff was all just updated. It's turnkey. I have to do zero work. The only box it didn't check was the yard isn't fenced. With all the other stuff being done we can have that done.

It's still a big chance but we are confident. Home inspection will be key obviously.

Yeah people still living there. They are in the process of moving. June 18th closing as of now.

Tomorrow starts submitting all of the paperwork and scheduling inspection etc.

Submitted the official loan application today after spending yesterday gathering all the financial documents. Locked in our rate at 3.25%.

Scheduled the home inspection for next monday afternoon. The inspector is letting us walk through with him as long as we stay socially distant and wear a mask. He was like technically I'm not even supposed to be in the house, so if I'm there and you want to be there... it's fine by me.

The hardest thing about this now is waiting. We have the home inspection today and that is going to be our actual first time in the house. Besides that though it's just waiting for the loan underwriting.

The finance guy at our real estate place said this is the "down" time and it could be a couple weeks before we hear anything. I know our credit is fine (we are both just a point or two below 800 when they pulled our credit for the interest rate to lock it in). I know our finances are in order, but it sucks to just wait. He said if he needed any other info he would let us know, and we got an automated email on Friday that the appraisal had been ordered. I know that isn't actually done though until after the inspection is complete to see if there is any other negotiations that need down for the price of the house for repairs etc.

Either way I'm impatient and I want it all to be done and be able to move right now. I think both my wife and I will feel better after the inspection today and we know nothing major is wrong with the house.

Not exactly the same but we applied for a HELOC in February from a local bank. They went all the way through underwriting before denying it on a technicality. So now I'm doing another round of waiting as I've applied for a HELOC through two different institutions as a back-up. The only thing that really is keeping us from listing now are some small things that need to be fixed in the old house; and the handful of projects we want to complete in the house we're moving to.

I don't want to start living at the other house full time and then pave the driveway. It would be so much easier to just do it when we're not living there. Stuff like that.

Don't do the driveway until after your work is finished if you'll have work trucks, etc. driving on it.

We're doing this in phases. We're going to live there about two years and then do the big expansion. I'm not holding off on the driveway for two years. I'd rather just bring the contractor back to repair any concerns and reseal it. In part because we're not just converting the existing dirt/gravel/grass driveway to blacktop, but also widening it and adding a parking pad in place of one of the side yards.

The only reason I say that is because the entire reason I had to repave my driveway is because the construction company continued to drive/park heavy trucks on it after pouring, and it wound up being wavy. That's much more of a pain in the ass than simply resealing.

Yeah. My MIL passed away in February 2018 and the grass grew up around the gravel by like March 15th. Now it's basically glorified yard.

NTP66, I appreciate the concern. I've thought about it myself because the only access to the back yard is going to be through the new parking pad. We'll see what happens. If you're right I'll let you know. ;)

Just lookin out for you man. I wasn't a fan of laying down $2600 or whatever I paid to redo everything. It was still functional, but those waves drove me crazy, and shoveling/snowblowing was a dodint.

The home inspection went well. We were there for almost 3 hours. No huge red flags. One bathroom exhaust fan not working, and he recommended a chimney hat/cap thing, and to recaulk around two of the front facing lower level windows since the caulking was dried out, but otherwise in good shape.

Radon was right at 4 which is the "safe" limit, so don't think we are going to push to have any radon mitigation installed. It did fluctuate a good bit and was below 4 over the 3 days he had it there.

Overall feel better after actually walking through and knowing nothing is going to fall apart etc. The upgrades they did all seemed to be done right and not half assed according to the inspector.

The one that isn't working is in the half bath in the finished lower level so don't know if we need a bluetooth speaker haha.

They will probably have to fix it for the occupancy inspection to pass so not sure if we will get to pick what kind or not.
