What reason would a seller want to have an earlier close date and rent the house from us for a month? We had our offer accepted and the agreement of sale had a close date of April 17th. They asked if we could move the close date to March 13th, and they rent the house from us until the 17th. Is it a cash thing for potentially their new house they're moving to?

Probably but seems like a lot of headache contractually and insurance wise for one month.
I'd probably say we're either sticking with the contract as planned or if you need the money, we'll move up the close date, but we want in on the close date so find a place to rent for a month and get your stuff out of my house (in a nicer fashion obviously).
I don't think I'm playing landlord with a house I just bought to the the ones who just sold it to me for one month.
Sublease them your place, haha.

I'd wait for your inspection first before agreeing. There are still potential negotiations there, so leave this in your back pocket.

Our realtor did mention that they're buying a house from a person who is buying a house and it's some sort of trickle down to us. When you say "push back" the closing do you mean to a later date? If so, why would they want to close on their current home a month earlier?

We already said no to it. I was very much on the fence about it and my wife was a hard no, so that pushed me over the fence, so to speak.

Yea I'd have to agree it's a hard no, and if the inspection comes back and it's terrible, you still have the rights to ask for whatever, and if it's bad enough, you walk away, and delay their closing and they start over.

I've even seen some inspectors say that running AC below 60° can cause problems in some units. I guess it depends on a number of factors.

I had several HVAC places say they wouldn't check our AC last year if it was below 50 or 60 degrees can't remember which when we were going to put our house up last October/November. They would visually inspect it but wouldn't turn it on etc.

Glad we said no to the original close and rent agreement. Now they're coming back asking to close on the 3rd of April and rent until the 17th. Offering rent plus closing assistance if we agree. We decided to agree to close on the 3rd, but wait until after the inspection (Tuesday) to agree to the terms of rental. Maybe we can get a bit more out of them from the inspection results if they know we haven't agreed to letting them rent just yet.

Well... pictures getting taken next Tuesday at 9am of our house, will be up within a couple days after that and then the fun begins. My wife's cousin put their house up last week (similar to ours), and they got 4 offers from their open house, and 2 offers before the open house. I know that doesn't mean ours will be the same, but I'm pretty confident it will go fairly quick.
