Heh, we're out there buddy. That's 450 feet to the Top. I'm standing on the road. It dog legs at the top to the left and bam, you're on the property.

It's what everyone wants out this way and there aren't many of these kind of lots, which is a good thing.

I do too, but if I had the choice I'd have a small plot of grass surrounded by woods.
I'll have neighbors, they're just like 100 yards away.
We essentially have 3 acres surrounded by woods. It's gonna be great. So great. Yuge

Casa de mac foundation is almost dug. They hit substantial rock on day 2, which slowed them down and is going to cost me more $$. Sure hope it's not a ton.

What's the best way to shop for a good mortgage? It's modern times, internet, right?
Also depends on the realtor you use. They tend to have brokers and mortgage companies that they work with a lot, getting those folks all cooperating is helpful. It's not you're going to find some bank that offers a rate lower than everyone else.

I was under the impression that step one was get pre-approved... would it be better to find a realtor first?

I started the mortgage process with USAA but ultimately ended up going locally as TL mentioned. The rate was good and the processor was helpful. When I closed my mortgage in WI the closing took an extra two hours because the mortgage department at USAA took that exact moment to have a division team building exercise and literally nobody was in the office to sign off.

There was a major hiccup in our process because our realtor did botch some stuff. But when i got with the lender directly, I was able to upload all the necessary documents in one night to finalize the approval, and they were even able to push up the closing date.

People don't realize that a real estate transaction goes through 15 or more different touch points during escrow. Realtors want to work with people they know and can trust to navigate that in a timely way.

do you have a realtor selected yet? I mean, when I looked at houses, I got pre approved through the guy the realtor recommended. its not like the realtor is going to kick you to the curb w/o a pre approval.

Did you actually use them for your mortgage? We used our credit union because of the crazy low rates at the time, but now, no bank that I could find could come close to the smaller lenders in the game. We’ve refinanced twice in the past 2.5 years using small lenders.
