He forgot the kitchen island wiring. Ugh. Not enough coffee at that point.
I have a feeling that they have to tear up flooring and grind a trench in the concrete slab, and that's the reason for the delay. If it was just forgetting to join up three wires, I don't think they would've needed an entire week. But what do I know?

My cousin moved into her modular and went to get a shower the first day. The plumber never hooked up the faucet to the water supply lol.

Builder is giving us another $1000 towards closing costs. And yes, they do have to pull up the flooring and grind out the concrete to put the conduit in and wire the island.

We thankfully avoided any major flooring work (at least not where we have hardwood) when we had our plumbing issue a few months ago, but we spent a week or so with our fingers crossed over it. Sucks, DG.

Is everyone ready for an update? OK, good.
So after the kitchen island wiring issue last week, I get another call from the builder. He says he may have to push the closing into July, because the county inspector had a discrepancy of 6" between the builder and the county survey. Without these surveys matching up, they can't issue a certificate of occupancy. Builder goes to work and says he thinks he can get an addendum where everyone acknowledges the issue and they will fix the survey after closing. Fine. Should've led with that, pal. This was Wednesday of last week, he said he would get back to us by end of business Thursday.
Naturally, I hear nothing from him until Monday morning when our agent calls and says we're on for Wednesday (tomorrow!) I reach out to the paralegal and get an appointment time, but still haven't received the amount of money needed for closing. We did get an updated packet on Saturday from our lender, but it didn't have the extra $1000 in closing costs and I doubt the property tax was updated for the five days' difference in closing.
Almost there. I think?

OK, now we are working on a final, final walkthrough tomorrow morning. No word from the paralegal.
Our selling agent just calls and the people that bought our old house want to walk through the house to take measurements etc. Of course, this is as my wife is heading out to meet me here for our closing tomorrow (and drop stuff off at her new school). Our boys are staying home alone overnight. Any OTHER TIME than the next 24 hours would've been fine, but no, only when the teenagers are home alone. Perfect.

Guess the housing market is still pretty good. A house about 5 houses up the street from us went up for sale 3 days ago. They had an open house Sunday. Our house is a bit bigger, but overall about as close to identical as one can get. It was flipped like ours so pretty much new everything (appliances, flooring, cabinets, bathrooms etc).
That house just went under contract for 65k more than what we paid for our house back in June of 2020.

Successfully closed on the new house yesterday. Now waiting for the movers to finish up at the old house, and then the fun begins.

I just checked my math, and we are now at 8.5 years left before our mortgage is fully paid off. I can knock another 6 months off by throwing an extra $160/month at it, which I think I may want to do.

With, by my count, 800 shelves, and that's not counting the ones that have doors on them. I can only assume that the house was built by a collector of some sort. Books? Records? Shoes? Someone needed as much shelf space as a grocery store.

Almost exactly one year ago, I refinanced our house at a rate of 1.75% (15-year loan). Today, my best rate through Better.com would be 4.99%. Crazy.

And that's considered a good rate these days lol

Warn. Yes, how dare the housing market come back down to normal levels, allowing more people to actually, you know, afford to buy a **** house. The Pandemic Housing Boom finally met its match this spring: spiked mortgage rates. As the Federal Reserve moved into inflation-fighting mode, financial markets quickly put upward pressure on mortgage rates. Those elevated mortgage rates—which topped out at 6.28% in June—coupled with sky-high home prices, threw cold water onto the housing boom. Home shoppers simply had enough.
We’ve already seen a substantial decline in home sales—marking the swiftest U.S. housing market contraction since 2006. This homebuyer pullback also marks the “rolling over” of the housing cycle that started in 2012. While industry insiders don’t think this is 2008 all over again, many housing economists warn that continued weakening could see home price corrections hit some regional housing markets.

Corporations can now buy them even cheaper.

Anecdotal evidence makes it seem like sellers just can't throw something on the wall and they'll still find a buyer. There are a few homes around here that have cut prices by 10 to 15 percent. But even after those reductions, the homes are still pricey relative to what they were worth a while ago
