Eh, could just be garden variety penny wise, pound foolish ignorance. Either way, it sucks to deal with on the other side of the transaction. Your buddy has my sympathies.

I know he doesn't wanna walk away from it either - already under contract, inspection was otherwise fine, they flew down to look at it. They have significant money and time already invested.

My mother was a realtor for a while and always talked about pools neither adding or subtracting value from a home. But if you aren't interested in a having a pool, that takes some houses out of the...uh, pool of available houses. And the inverse is true if you require a pool with your new home.
We had friends put in a pool in 2021 and paid to have a water truck come out and fill it, which was 30% cheaper than using municipal water.
We had a pool at our house in Pittsburgh (O'Hara Twp.) and it was an enormous money sink. The pump/filter wasn't setup correctly, so it would lose prime all the time. The heater was gas, and that required the pilot light to be lit all the time. We bought the house (well, I was 13 so I didn't have much input lol) with the pool, but after that, my parents said never again. I remember when I left the heater on overnight and it got to be bath water with the corresponding $400 gas bill...oy vey.

We had a small, above ground pool growing up. As a kid, it was paradise. For my parents, it was hell. As soon as we moved the new owners tore it out.

My In Laws talk about the day they decided to pull the above-ground pull up like it was Christmas Dayx10000. I remember as a kid going to my friends house because he had a above-ground and his parents fought about cleaning it up all the time. We are doing it for two reasons.
We have young, active kids. It’ll keep them around the house more, which we like
Our house is already one of the most expensive in the neighborhood, so there isn’t anywhere for our value to up. It’s weird that pools don’t add value, but they sure as hell don’t.

I'd love my own pool. I love hosting, love what meow said about the kids, and I would definitely just pay to have it maintained rather than do it myself.
Right now we use my sister's but it's kinda far away. But they have a nice little pool shed with a pisser, fridge with booze and hot dogs, and a grill. Easy for them to host. I usually stock the fridge when I come.

They do effectively decrease the value. They essentially don't add anything but limit the demand for your home. But if you're planning on being there for a long while, who cares

I've heard this is a popular thing among breeders, especially in places where pools aren't as common. As your kids get older and start having play dates, and then a bit older still and start wanting to have play dates, your house will be the one everyone wants to come to. Our old house in O'Hara twp is on the market. We only lived there a little over 3 years, but I got very emotional looking at pictures of it. My brother and his wife are looking to move back up north, and Pittsburgh was top of their list, but had difficulty finding something that was in their price range and not needing a complete renovation. He may put in an offer today on it. How weird would that be?

Yeah, weird in a good way. And the people selling it are the same ones my parents sold it to in 1990. One of the rooms has signed Tyler Kennedy and Jagr jerseys approximately where I hung my Mario Lemieux poster back in 1988. Wild.
