:lol: Yeah, it is what it is. Got to go where the jobs are. We will be in the Dirty Myrtle area, probably away from the beach etc. The better high schools are further away from the coast.

No, about half an hour further away. But! Closer to coastal NC, which is awesome. Also, slightly closer to my parents near Charleston.

The timing of us selling our house and buying another might have us shopping for one of those types of mortgages.

I went and saw a house on Wednesday, really liked it and had our realtor make another appointment for Friday afternoon so my wife could check it out (she's two hours away). Friday morning rolls around, and I get a text from the realtor that the house sold that morning. Or at least has an offer on it. Sucks, but that's expected. She emails four more listings, two of which are brand new. I check them out, and ask her to book a showing for a few hours (my wife and I were planning to be down there anyway). House already sold. In less than four hours. Two of the other listings she sent this morning have pending offers. This is going to get interesting...

We have some family in Lake Wylie. Ran into some younger neighbors during a recent visit that were relocating to Bluffton or Beaufort. We go to HHI all the time but have no feel for what it would be like to live in Bluffton or Beaufort. I’ve heard good things, I wonder how you pick the best neighborhood(s) within those 2 spots. HHI would be great but not sure you’d want to live on-island unless you’re ready to retire. I think about moving south. Might be related to the fact that I played golf today in 50 degrees and 20mph winds.

Well, we have an offer accepted on a new home. I get kind of queasy thinking about the price, especially looking at area comps from 12-18 months ago. But the realtor says it will appraise. It's in a new development and under construction by a big builder. But they typically have a 60-70 day window from this point to closing/completion, which is about what we expected.

Due to the labor and supplies market, we can't make many changes to it - which is fine. Most of it's just what we wanted. So yay? :cry:

Totally agree. Just that I've heard all over people waiving inspections (no chance I would) just to get an accepted offer.

That's the plan. We didn't get our home inspected in 2007, on the recommendation of our realtor, because it was new construction. That was a mistake. Search this forum for my HVAC stories. :lol:

On the other side of this, our realtor selling our current house was talking about if our house goes into a bidding war, way above asking price, we might ask for the best bidder to drop the appraisal contingency. Yikes. That's scary...but we should do pretty well on that side of the equation. No competition for our size/age of house in our neighborhood.

In DC area if you don’t waive all contingencies right now, you aren’t getting the house. Appraisal, inspection, etc..

With rates near 5.0 this craziness can’t last much longer. Can’t have rates and home prices both be high.

My brother and his wife are looking to move to Pittsburgh early this fall. They don't (and can't) have kids and my sister-in-law is a remote worker. My brother, after selling our family's business momentarily, doesn't have any firm career plans.

Where's a good neighborhood for them to look? He's thinking about starting out in Wexford. They would nominally like to be close-ish to downtown, but the only requirement is decent internet for her work.

I'd look more in the Squirrel Hill area if they are DINKs wanting to live closer to the city. Regent Square, Lawrenceville, Friendship, Greenfield...those areas. Wexford is soccer mom north.

I have no idea why someone who doesn't need to be close to a city for work would move to a city. Do they have family here? (you?) why not look more out there like West Allegheny or Oakdale area.

Pretty much this, though Lawrenceville is a congested hell hole you couldn’t pay me to live in.

Also, all of those neighborhoods aren’t close to the city, they’re in the city. Just in case they’re looking for a clear distinction between “close to the city” vs. “close to downtown”, which really doesn’t mean much because most of the good **** to eat, drink, and do here isn’t in downtown.

If in the city is their desire, I would also recommend Shadyside, East Liberty, Point Breeze, and Highland Park. If they want close to but outside the city, Ross, McCandless, Mt. Lebanon, Aspinwall are all reasonably close.

Also, they should find a city with better weather and move there.

Might also be marginally cheap r/e tax wise to stay out of Allegheny County.

Wexford is full of big suvs driven by dad's in under armour polo shirts
