Yes, it's possible. When I sold my Allison Park house last year the inspection turned up some attic mold. Despite prepaying for the service and the buyers not having intent to move in until after the service, the buyers had the closing date moved back. It **** up my taxes and some other stuff, was not impressed.

Selling a house is the **** worst, and I hated every second of it.
I was not looking forward to selling mine as it was in a flood zone and had been sitting on the market for 2 years when I bought it back in 2014.

Surprisingly, it was the least stressful part of the whole thing, sold within in 2 weeks of just posting pictures and listing on FaceBook, and outside of having to credit 1,200 at close to keep the buyer whole because his rate lock ended before we could close the first time due to contractors on our side, it was super smooth.

That’s awesome, because I think you’re likely in the minority there. That said, I also think I may be in the minority with just how bad our process went, especially with closing. So many things went wrong, and I’m still amazed that the sellers of the house we now own stuck with us for as long as they did (bought and sold at the same time).

Sounds like the opposite of what we dealt with. I'm surprised sometimes the buyer stuck with us for as long as he did because the contractors on our end were all over the place.

Pretty much same here. Easiest part of the process. Had our house agreed and under contract within 3 hours of listing originally. Was full +5% over what we asked so it was an instant accept.

I didn't have to go through FEMA because they wanted 2k a year on top of home insurance back then.

I found manufacturer home insurance that included flood. It was about 900 overall but much better than 2,600 or so. I ended up owner finance when I bought it because I told the bank to pound sand when they were forcing me to use FEMA.

Correction, that's the government telling you that you need that insurance. they just use the banks to force people into that insurance pool by making the banks require evidence of flood insurance for any property in a flood zone.

But right, I would never buy a house in a flood zone because of that insurance requirement.

So the appraisers were in and out in 30 minutes. It didn't feel more substantial than a regular appraisal. I was expecting crawling under the house/attic, etc.

No word on the home inspectors. Report has to be back to us by Tuesday at 5. That gives them really Monday and half of Tuesday.

Yes, the price at which a buyer and seller agree on is generally a good starting point when determining the value of something

Why do you need an appraiser to tell you whether they'll back the loan? Why do they get the final say, when a college education basically requires no such scrutiny for a similar amount of money?

My appraiser literally just said the house 3 doors down went for $X two years ago and so that's the amount yours is worth. Didn't even need to actually look at my house in that case. Cucks

No comparable home sales, no viable CFO candidates....your region needs some hipster breweries and coffee shops to attract people in.

Ah, gotcha. I am not of fan of them at all (obviously). I swear they only really check to make sure that the house isn’t trashed inside.

Our house made appraisal, thank the maker.

Their lender wants to close early, but the buyer hasn't set up the home inspection or termite inspection. Technically, the house should sell as is, as they didn't have the inspection completed and returned to us by the specified time on the sales contract... but we're not going to be dicks about that.

They understandably want to lock in a lower interest rate, which we'll oblige, but we'll have to lease back the house until our other house closes. Has anyone done that before?
