Yeah, or if she somehow sabatoges you wanting to move forward with the nicer house.
This is my concern, and war prompted the question. Will we get Fiduciary Agent, or Mom Agent? Because we want to call her tomorrow to write up an offer we can present Tuesday for the house we saw today. (We close on our sale on Wednesday, so if we present Tues we can exclude a sale contingency)

Does she work for a realtor company? I would give her the benefit of the sale but the first time she pulls a shenanigan be contacting her boss. (Do realtors have bosses?)

Anyone know if you can refi an existing mortgage into an interest-only mortgage? I'm not sure if the numbers even make sense on it but it's something I'm considering. We're definitely not staying in this house 3-5 more years and could use the money that's going towards principle to put towards the other house we're remodeling. Dollar Bank has 3 and 5 year interest free mortgages.

We close on SF tomorrow, and we just executed the counter-offer on our new house in LA ten minutes ago and are under contract.

Congrats. I was just looking through old emails from 2007 and the back-and-forth with the realtor about having two mortgages because our old house wouldn't sell was very stressful, 12 years later. Thankfully, it worked out for us. Glad you don't have to worry about it!

Buyers reached out to our agent today with a request to keep services/utilities turned on in our name through the weekend to give them the opportunity to get themselves set up.

Today.

Without getting into the approriate-ness of the request (which is minimal, at best), you do not make that ask on closing day.

And never mind our willingness to keep that stuff in our name while someone else owns the house, it's a moot point - I scheduled shut-offs for today two weeks ago. We're in a guaranteed sale program with the relo company; once we cleared the contingency period, we were no longer going to own that house as of 3/20 whether or not the buyer performed.

Plus, have you never done this before? It takes ten minutes.

When we bought our house, we were held up multiple times in closing thanks to the buyer of my wife's condo (switched jobs in the middle of it all, and his bank was Wells Fargo). We were so worried about the sellers pulling out because of the hassle, so when they surprised us with a ~$900 bill for the propane left in the tank, I didn't even want to argue about it and simply paid it.

Two hurdles cleared: Home inspection was pretty clean, and the house appraised at offer. This was a biggie because we went in a bit over what we thought the other offers were and waived the appraisal contingency. (Meaning we'd have to cover the difference between appraised value and our offer price out of pocket) This was a bit of a risk, because the listing agent actually said she was afraid the property might not appraise at our price. But that's over and done with.

Next up, the geologic report. The house is on a bit of a grade with evidence of cracking and settling, so we want an idea of what we're dealing with. I'm less worried about the house itself than I am about potential issues with the swimming pool. The Sellers just redid the pool a couple years ago, so I think we're going to be okay. But I want a geologist to tell me that, not the pool guy.

I've been in the market for my first house and finally pulled the trigger on a property that just came on the market. The housing market in Wilmington is pretty hot but I didn't feel worried about making an offer (full asking price) for this house because tbh it was an awesome deal. And thankfully they accepted it within a few hours

Closing date is Aug 28. Any recommendations for a first timer?

The house didn't get flooded during Florence and that was a once in a 500 year storm so that makes me feel good.
