So there is a subtext to the reluctance to greenlight new projects that I feel none of these stories really capture. A lot of this activity at the Supervisor level is constituent-driven.

Concur on that, and Reason does mention the local community opposition. But that opposition is misplaced, and people are just hurting themselves by opposing new housing. The Tech Bros are going to live there whether the locals like it or not, and those Tech Bros' big Google salaries mean they can outbid the locals for the limited number of apartments. It would be better for the locals to maximize the size of the new buildings. The Tech Bros are more likely to move into those new apartments than the existing older ones, and that lowers the demand (and hence the rent) for those older places. By artificially limiting supply, the locals are basically bidding themselves out of living in their own neighborhoods. The solution of "gentrification" is not to limit the supply of new housing; it's to build a lot of new housing to satisfy the demand and keep rents low.

Below-market-rate units in the Mission can still be four figures/mo for a 400 sq ft 1-br, which doesn't really help a family of 4 that got booted from a legacy 2-br unit.

Although, the laundromat guy made out quite well. He secured the permits late last year, but then sold the property to a hotelier for $13 million.

The notion that building $1,000/sq ft luxury apartments will somehow relieve housing pressure on a group of people who already had homes they could afford is sort of fantastical.
If supply increases while demand remains the same, then price falls. That's how supply and demand works. Limiting the supply of housing is only going to make prices go up—not down. And while those luxury apartments may not be affordable for everyone, they will increase the supply of available housing for those who can, and that will help lower the overall price because the people who can afford the "$1,000/sq ft luxury apartments" are right now living in housing that might go for lower rents if the supply were adequate to meet demand.

Good. Rent control is an abomination. If someone loses out on a rent-controlled apartment, that sucks for them, but I'm not going to feel any sympathy for someone losing out on something that shouldn't exist.

That's too bad for them, but they need to find somewhere else to live where they can afford the rent. That absolutely will not be anywhere in SF so long as the politicians and activists keep a stranglehold on the construction of new housing. You can't solve a demand-driven shortage by artificially limiting supply. All that does is drive the price even higher.

While serving a lenient jail sentence in Palm Beach County, wealthy financier and sex offender Jeffrey Epstein was allowed to leave jail for “work release” — at an office at his own organization, the Florida Science Foundation.

But at the foundation, according to a newly filed lawsuit, Epstein and his web of associates repeatedly arranged for sex with at least two girls, including one he met when she was 17.
